New modern logistics facility will offer over 25,000 m² of warehouse space for rent near Ljubljana, Slovenia. LOGspot Logatec will be equipped with the latest technological solutions in accordance with ESG (Environmental, Social, and Governance) principles.
LOGspot Logatec will seek BREEAM “Very Good” certification and will have photovoltaic facility installed on the roof. Cooling and heating will be provided by air-to-air heat pumps.
The LOGspot Logatec project is particularly special to us as we are involved as a fee developer through our Atrios Development division. This project is the first to bear our own LOGspot logistics network brand, representing a significant step in our development and expansion of activities.
Location
The logistics park is located just 25 km from Ljubljana in the existing logistics and industrial center of Logatec, with direct access to the A1 motorway connecting Ljubljana and Koper. This location ensures quick connections to Ljubljana, the major Adriatic port of Koper, and the most important industrial centers in Southeastern and Central Europe.

Project Area
The total rental area of the project is nearly 27,000 m², of which:
- 1,000 m² is office space
- 26,000 m² is flexible warehouse space
Construction Schedule
- Start of construction: May 2024
- Completion: First half of 2025
Unique Project Challenges
The hall is located in a karst region, which required eight months of earthworks and geological expertise to level the terrain. The site is also one of the most challenging seismic areas in Slovenia, which requires a special approach to the project’s structural solutions and the involvement of a professional team of experts.
Construction in Slovenia also requires a specific approach to legislation and permitting processes. A major advantage is that Slovenia is fully digitalized, with projects being submitted to authorities exclusively digitally.
