Slovenia has the right location for logistics. It also needs quality facilities

Slovenia connects Central Europe with the Adriatic and the southeast of the continent, making it well positioned for logistics. To realise this potential, it needs modern facilities, quality infrastructure and the right conditions for new developments. At ATRIOS, we are contributing through LOGspot Logatec and projects tailored to individual clients.

The Port of Koper is an important gateway for goods destined for European markets. Together with the country’s position at the intersection of major transport routes, it makes Slovenia an attractive location for warehousing and distribution.

Location alone, however, is not enough. Our experience in the Slovenian market shows that there is still a shortage of modern logistics properties that meet today’s occupier requirements. We also see potential beyond the immediate surroundings of Ljubljana, particularly along major transport corridors.

How the space works matters

When looking for suitable premises, businesses need to understand how their suppliers will access the site, how goods will move through it and whether the space can accommodate their operations.

This is why we focus on three factors when developing logistics projects: the right location, a functional building design and the long-term financial viability of the investment. From the earliest stages, we assess transport connections, the site’s opportunities and constraints, and the technical requirements of future occupiers.

Class A logistics centres play an important role. They provide facilities for efficient warehousing and distribution, high energy efficiency and the flexibility to accommodate different types of operations.

From site selection to handover

At ATRIOS, we bring together development, project management, architecture and design. This allows us to manage a project from the initial site assessment through to construction and preparation for occupancy.

For our projects in Slovenia, we draw on experience across Central and Southeastern Europe. Logistics flows and supply chains cross national borders, so understanding the wider region is essential. Knowledge of local legislation and conditions, along with cooperation with local partners, is equally important.

Sustainability is also part of the design process from the outset. Energy efficiency, renewable energy sources and carefully considered technical solutions influence how a building will perform for years to come.

LOGspot Logatec puts our approach into practice

LOGspot Logatec is a modern logistics centre offering approximately 27,000 m² of lettable space. The site is now fully leased and operational. It combines a strategic location, a functional layout and sustainable solutions.

One of its advantages is direct access to the A1 motorway, providing efficient connections to central Slovenia, the Port of Koper and the wider regional market.

The project brings together the principles we consider essential in every logistics development: careful site selection, a design based on occupier needs and coordinated delivery with an emphasis on timely handover.

Further projects tailored to clients

In Slovenia, we are also working on build-to-suit projects — facilities developed specifically for a client identified in advance. Their operational needs inform the project from the design stage.

We tailor the space to the client’s logistics processes, technical requirements and plans for future growth. From the outset, we therefore need to understand how the business operates today and what it will need from its premises in the future.

The development of logistics also depends on conditions beyond the site itself. As our colleagues Andrea Rössler and Michal Buban explain: “For logistics to develop further, Slovenia needs quality infrastructure, properly planned development areas and predictable procedures that enable good projects to be delivered on time.”
